

Painswick Road, Cheltenham
We were commissioned to deliver a unique kitchen extension and restoration project at this Grade II listed property on Painswick Road, Cheltenham.
Having previously worked with the owner, we were invited back in February 2023 to take on this ambitious transformation. The house, while full of charm, had suffered from unsympathetic alterations over the years that had damaged some of its original heritage fabric.
Our brief was to extend the basement to create a spacious new dining area and reconfigure the kitchen back to the lower ground floor, with an open-plan design.
This vision involved months of detailed negotiations with Heritage and Conservation officers to ensure all proposed changes were appropriate and sensitive to the property’s historic character.
The works also included restoring several elements to their original Regency-era design.
This involved the careful removal of inappropriate modern additions such as an unsightly balcony and garden steps, and the full restoration of traditional timber sash windows across three floors of the property.
STRUCTURAL CHALLENGES & TRANSFORMATION
Supporting two floors of the house to accommodate the new basement extension presented significant structural challenges. However, with precise engineering and craftsmanship, we were able to deliver a stunning glass-roofed extension, complemented by newly landscaped gardens and a modern patio area.
The result is a remarkable blend of historic charm and contemporary design – a home both beautifully preserved and fully adapted for 21st-century living.
